Brazos Central Appraisal District Tax Parcels

The Brazos Central Appraisal District (Brazos CAD) attempts to: 1) identify all real and personal property, and 2) then value each parcel. Their primary mission is to equitably spread the property taxes paid to entities in the county as accurately and equitable as possible. Brazos Central Appraisal District had 143,711 tax parcels in 2021 and 16 appraisers to value them and conduct tax protest hearings. That works out to 8,982 tax parcels per appraiser.

Brazos Central Appraisal District has a lean level of staffing. We estimate about 25% of appraisal district appraisers work on valuation while the balance work on measuring new property and other inspections. We further assume the appraisers have 3 months or 66 days to complete valuations. Based on these assumptions, an appraiser at Brazos Central Appraisal District completes 544 valuations per day during the valuation period. The high pace of valuation per day is illustrative of the difficulty of accurately and uniformly valuing all 143,711 properties in Brazos County.

Brazos County - Total Market Value for All Property

The Brazos Central Appraisal District is required to provide a value for all real property and business personal property in Brazos County annually. This initial guesstimate is subject to appeal annually, regardless of whether the value rose, was flat or fell. Brazos County property values by category are summarized in the graph.

The value of all taxable property in Brazos County was estimated at $28.12 billion in 2021 versus $19.10 billion in 2015. The value of houses as estimated by Brazos Central Appraisal District was $12.37 billion in 2021 versus $72.14 billion in 2015. Houses accounted for 44% of the Brazos tax roll in 2021 versus 100% in 2015.
