Brazos County property taxes are based on computer guestimates of value generated by Brazos Central Appraisal District (Brazos CAD). Brazos CAD is responsible for valuing all real estate and personal property in the county. Property owners and property tax consultants then review the values and dispute excessive values. These graphs summarize the total value of property in Brazos County ($28 billion), total value of property protested ($8 billion) and the total property tax savings ($12 million) achieved through the property tax appeal process. Brazos Central Appraisal District attempts to accurately value real estate and personal property. Following is a summary of the total values by type.

Brazos property tax assessments are alloted 44% to single-family, 11% to multifamily, 11% to commercial and 35% to all other types (BPP, utility, industrial and oil and gas), according to Brazos Central Appraisal District. The total value of all types of property is $28.12 billion in 2021 according to BrazosCAD.

Texans should appeal every property every year. It is impossible for the appraisal district to accurately and equitable share the tax burden of Brazos County. There is no cost to appeal and about 65% of appeals are successful.

Brazos property tax assessment reductions for informal, formal (ARB) and litigation rose from $530 million in 2015 to $503 million in 2021, a 5% decrease. The 2021 assessment reductions were achieved in informal hearings ($279 million), formal / ARB hearings ($175 million) and litigation ($48.6 million).

The next graph shows the estimated total property tax savings (based on a 2.1% tax rate and no exemptions), based on informal hearings, written ARB determinations and Judicial Appeals combined.

Brazos property tax savings, based on hearings at the Brazos Central Appraisal District, were awarded 87% to commercial / other ($11.79 million) and 13% to single-family ($1.80 million), for a total of $13.59 million in 2021 property tax savings.
